Windows and Doors

 

Exterior Doors and Windows Policy

To preserve the uniform appearance, safety, and architectural integrity of the community, the following policy outlines the requirements for front doors, storm doors, and windows. All homeowners must comply with these standards and obtain written approval prior to making any changes.

1. Architectural Approval Requirement

In accordance with the Association’s governing documents, written Board approval is required prior to any exterior modification, including the replacement of doors or windows.

Homeowners must submit:

  • Detailed plans and specifications

  • Product information (manufacturer, style, color, materials)

  • Clear photos or samples of the proposed door and/or windows

  • Contractor information

No work may begin until written approval is granted. All applicable municipal permits must also be obtained prior to beginning work.

2. Front Door Requirements

  • Front doors must be six-panel in design, or

  • May include either:

    • A fan-style window, or

    • A rectangular window located in the upper one-quarter (1/4) of the door

  • Doors must be painted:

    • White, or

    • A color that matches the home’s shutters

  • The Association may offer painting services at the association's expense.

  • If replacing an existing door with the same style and color, approval is still required; however, the process may be expedited.

  • Homeowners must submit photos of the existing door and the proposed replacement prior to installation.

3. Storm Door Requirements

  • Storm doors are required for all units

  • Must be:

    • White in color

    • At least three-quarter (¾) glass

  • Photos and product specifications must be submitted for approval prior to installation.

4. Window Requirements

  • Written approval is required prior to replacing any windows

  • All windows must be:

    • White in color

    • Double-hung style

    • Include grids

  • Homeowners must submit product details and photos/spec sheets for approval.

5. Contractor and Installation Requirements

  • All work must be performed by a qualified and properly insured contractor

  • The Board reserves the right to approve the contractor performing the work

  • All installations must comply with local building codes and permitting requirements

6. Compliance and Enforcement

  • Any exterior modification completed without prior written approval may be subject to enforcement action, including required removal or replacement at the homeowner’s expense

  • Non-compliant installations must be corrected to meet Association standards

7. General Guidance

If you are maintaining or replacing existing features with the same approved style and color, you are likely to remain in compliance; however, submission of photos and documentation is still required prior to work.

 

8. Questions and Submissions

Homeowners are encouraged to contact the Board or property management with any questions prior to beginning a project. Please submit all required documentation for review, and the Board will respond as promptly as possible.
